The area surrounding Toyota Stadium, home of FC Dallas, is being transformed into a significantly larger mixed-use sports and entertainment district. Hunt Sports Development announced September 22 that it is partnering with Peak Curated Development and VENU on development east of the stadium incorporating a boutique hotel, restaurants and convention center. The project complements a previously announced western district that is expected to contain more than one million square feet of premium office space.
This development is highly relevant to the future of African stadium economics. The traditional model—build a large venue, use it for matches and leave it comparatively dormant between events—is increasingly being replaced by 365-day sports districts where hotels, offices, restaurants, entertainment, retail, hospitality and conferences generate revenue whether or not a match is being played. African cities planning or renovating venues for AFCON 2027, the Dakar Youth Olympic Games, Nairobi 2029 and the 2030 World Cup should be thinking in precisely these terms. A stadium should not merely consume public capital; properly planned, it can become the anchor asset around which an entire urban commercial economy develops.
